All reservations made for our properties are subject to the following three mandatory steps:
ID Verification
it is legally required in Italy to provide ID Verification for all guests including children when entering any hotel, b&b, or holiday home, so that we can register your reservation with Italian Authorities.
Tourist City Tax
due by law in most Italian cities, calculated based on location, length of stay, number and age of guests.
Refundable Security Deposit
protection amount depending on the type of property you are booking, refunded after check-out.
To help you complete the process smoothly we use a third-party App called Chekin, which is a secure and certified software directly integrated with Italian Authorities and is very easy to use.
Yes! While private hosts are usually obliged to only use in-platform payments (for security reasons), it is normal procedure for Professional Hosts like us to manage some costs outside the platform. This is perfectly complying with Airbnb and Booking.com terms and conditions. These costs are always shown to you on the listing description and/or house rules prior to finalize the reservation.
On AirBnB, VRBO, Expedia, or our website, the info are clearly written in the property description. On Airbnb the deposit amount is also shown on the payment page in the lower section.
On Booking.com the information is shown in the “House Rules” section, at the bottom of the listing page.
No, the Chekin app is the only way we accept to complete online check-in. All data is encrypted and securely stored, and the app is officially certified by Italian authorities.
The process is very easy. If you have problems, you can simply forward the link to another person that can do the process for you (a travel-mate or a relative as an example). Alternatively feel free to call our office and we’ll be happy to assist you with the process.
Unfortunately, we will not be authorized to let you access the property and you will lose the entire reservation.
You can make the payment with a debit or credit card. The payment is a pre-authorization for your bank to temporarily block the corresponding amount, but it won’t charge it.
7 days after your check-out date, the pre-authorization is released, and the funds will be available again on your card.
Normally you should see the funds as soon as they’re released. Depending on your bank/credit card issuer, sometimes this can take a bit longer.
Additionally, please do not expect to see an incoming bank transfer, as this is just a pre-authorization that was blocked and then released.
Pre-authorizations are automatically renewed every 7 days. If you received a second notification, don’t worry it’s not a double charge! It’s always the initial amount that reached expiration and got automatically prolonged. This is normal behavior.
In case damages occur, best practice is to let us know immediately so that we can find the best solution together.
In case we find damages during inspection of the property after your departure, the amount needed for reparation/replacement will be deducted from your blocked deposit amount, and you’ll receive a regular invoice with detailed description.
